Planning Appeal Decision – Bird in Eye Farm, August 2025

The Planning Inspectorate has allowed Croudace Homes’ appeal for up to 190 dwellings at Bird in Eye Farm, with associated works, public open space, and access from the B2102.

Framfield Parish Council is disappointed by this decision. We, along with 2 local residents, and organisations, raised serious concerns about heritage impact, highway safety, flooding, and local infrastructure strain. While these were acknowledged, the Inspector concluded they did not justify refusal.

This decision means the applicant now has ‘outline planning permission’ but must still go through the next stage – submitting detailed “reserved matters” for approval – before any building can begin.

We thank everyone who took part in the inquiry and made their voices heard. The Parish Council will continue to press for the strongest possible conditions, enforcement, and mitigation as this development moves forward.
